Situated in a conservation area this property is an end of terrace 3 bedroom house over two floors that had been abandoned for some time.
As it was newly purchased by the client they requested we split the project into two phases due to client requesting to move in whilst they wait for planning permission to be granted.
Part of the first phase was to update the existing property including a much needed refurb to make it habitable with the forward planning of future proofing any works joining on to phase two. (Electrics, plumbing etc.) This consisted of a complete back to brick work demolition with a complete new overhaul of windows, doors, plasterwork, internal joinery, kitchen, bathroom, electrics, plumbing, carpets, tiling, bespoke joinery, decoration, fixtures and fittings.
Due to the nature of the conservation area regulations all external windows abd doors had to comply, but we did upgrade to new timber units with noise reduction technology added.
The second phase will consist of extending the property at the rear to accommodate a new spacious kitchen/diner with and loft conversion incorporating and additional showeroom and bedroom with build in wardrobe storage with access via a new staircase continuing from the original hallway. Part of phase two is to erect external garden with full planning to accommodate a shower room/wc, living room/bedroom and kitchen area make this property a 5 bed, 3 bath dwelling.
