The property is a Victorian mid-terrace family home in Lower Clapton.
The existing property had a low-grade rear extension which was some way past it's useable life, as such the first requirement was to remove this addition and replace it with a large rear/ wraparound extension providing a dedicated dining & living space, ideally with additional storage, desk space and a flexible space for home exercise. The original rear projection was then to house an open-plan kitchen & dedicated pantry.
The brief also aimed to bring higher levels of natural light into the rear of the house, together with improved views of and access to the large mature rear garden.
Despite the relatively contained nature of the brief, the house was currently being served by an inadequate plumbing system serving 5 floors, including a semi-autonomous basement flat - as such an extensive intervention was required to fully upgrade the plumbing throughout the whole house and flat, with a much more powerful and efficient heating & hot water system.
A new family bathroom was then fitted at 2nd-floor level, together with a dedicated utility and laundry room.
